The floods in the summer of 2007 have highlighted the importance of carefully negotiating insurance clauses in commercial leases. In standard leases, the landlord will be obliged to insure the premises against certain specified risks. If the premises are then damaged or destroyed by one of those risks, the landlord will have to reinstate the premises.
